Indianapolis, C neighborhoods?

Question

Hi there,  I am checking a few neighborhoods in Indianapolis, which show good numbers (ROI >10%), but I am not sure about their quality.

1. Center – West 25th street. There are pretty nice homes. At that time I saw a few empty homes. Does anybody know what is going there? Do normal tenants live there?

2. Center – N Dearborn Street (down from E 25th street). There are empty homes, but number of them is less on W 25th St.

3. 46218 – Crossroad 4425 E 30th St and Emerson Ave.

Are those neighborhoods decent for families? Are those areas C+ or C-?

@Bob PesterThe Fall Creek Place area and Mapleton Fall Creek both have a lot of investor activity right now.  I oversee rehabs for remote investors and we're very busy in these areas - and some of the other areas close buy.  The larger homes are showing good returns and many of the smaller ones look to be good rentals.  It can be street by street in these areas, but we are seeing a transformation in these areas.  Every month that passes we are seeing values go up and more rehabs being completed.
