Tenant refuses to commit to a yearly lease

I have a tenant's that I inherited from the previous owner.  When the tenants lease were up I renewed them with my lease, which is similar to the previous owners lease.  The only exception is my one tenant is on a month to month lease and does not want to commit to a one year lease.  Also, she is not paying the same amount as my other 2 tenants.  She's paying roughly $400 less than the other tenants.  I don't think this is fair to the other tenants or to myself.  I tried to give her a break and only increased her rent by 4% which is $32 and she signed the lease (month to month)but she is not even paying the 4%.  I'm really thinking about not renewing her lease and giving her 30 days to move.  If she refuses to move then I guess I'll have to evict her.

@Trudy Ellison Who owns the house?  I assume you do.  It's your choice to require a 12 month lease and she doesn't want to accept it then she is free to  move.  Start evection asap and get a tenant that understands who is the owner and who is the tenant. Do not let her push you around and don't give her a break on the rent.  She will be a problem tenant and I bet she treated the last owner the same way and he let her get by with it.

Find "The Eye of The Tiger" and listen to it 3 times.........

Congrats on your purchase.
