Private loans for undeveloped water front...how do I go about it?

 I have a little less than 100 acres on 1.5 miles of river front that I would like a private loan on while I wait for it to sell.  I need money sooner to move and help my daughter who has health issues.  I would like to have principal and interest due upon the sale of the property.   So I am not looking for a hard money loan. Am I going to be able to do something like this with the land as collateral?   I have not tried to do this before now and I'm a novice who needs information and direction. Thank you!
