Owner occupy multi-family

How do you guys run the numbers on a potential multi-family that you would owner occupy? Do you take into account the expected rent that the unit you live in would generate? Do you expect the other units to cashflow on their own? I would assume I would only cashflow once I moved out and rented my unit. I plan on financing with an FHA and living in for a year then do a rinse and repeat. Any feedback would be appreciated. Thanks!
