Hello All, 1 br condo in prime downtown location. Owner asking 155k unit has a tenant that for lack of a better word is a slob. She's leaving but the cat and cigarette smell will stay. It should rent for 1300-1400 a month. Taxes are about 2,900 and hoa is 208 a month. With only one comp sale in the last 6 months 137k for a little smaller unit. I have offered 140k but the owner thinks it will sell for more when the renter is gone at the end of the month. Any thoughts or input is appreciated. Thanks Phil
