Potential Wholesale Deal

I've found an REO property that I can buy for $43,900 with an ARV of $90,000. Repairs estimated at $15,000. Is this the beginning of a good wholesale deal that would be attractive to a rehabber? I would be happy with a $3,000 - $5,000 assignment fee.
