Property Screening Template

I'm looking at some out of state sfr's. I'd love a template that I can follow when screening properties. I know we have the rental property calculator, but I'm thinking of something that runs through questions to ask- things like the age of the roof, HVAC, etc. Does anyone know if a template for this exists?
