I'm very new and looking for a little advice

Good afternoon all. I've got a foreclosure that needs some work but isn't too damaged. The foundation looks good and the roof is intact. This would be my first deal and I'm giving myself a lot of conservative help in terms of profit estimates. I'm applying a 50% ARV and I'm actively looking for areas I might be over estimating or underestimating. It's selling for 65 with comps of 300. I've applied an ARV of 250 just to make sure. I'll get specifics in terms of costs as it goes along as I've only kicked the tires so far. Am I missing something? It looks great to me. Sincerely james canoy
