That area is not a B class. That's a C class property. Fully renovated properties tend to rent fast and for good rents. PM if you need more info about the area.

I live in Columbus and own rentals in Dayton, I prefer the East side (East of I-75). Many good deals on B properties, I'd look for deals maybe $65-75k east of I-75 and you'll have better schools/renters/appreciation. The address you sent is West Dayton and definitely C.

Like Tommy Spijkers said depends on what your looking for. The base is a great place to start in my opinion. Fairborn/BeaverCreek/Riverside will have more enlisted type tenets as they are fairly close. I've been looking at sub 75k properties. If you need some boots on the ground let me know. The wife is making me finish our house before I buy another one, so I'm up for living vicariously through another investor! 😋

@Matt S. I'm not sure which exact property you are looking at, that address number does not compute. In general though, that is a solid "C" area, maybe a "C+". It's a good rental neighborhood, but it's certainly not a "B". I happen to own one in the same neighborhood. There's only been one sale in that neighborhood over 50k in the past year. If someone offered me 50k for mine, I'd take it fast. I estimate my value at 45k.If the turnkey provider is calling that a "C", you should probably check all their neighborhood evaluations or just downgrade them all by one.

The only "B" in that area would be for "bull" from someone's rating.  Most of what you had listed I would say is "D" a little is "C".  None of it in my opinion is "B".

Hi guys.  I'm also interested in investing in Dayton but I'm not familiar with the city.  I saw a few properties that were labeled as "B" properties.  Would you be able to say if that's true based on zip codes?

Also, for single family homes, can the tenant be made responsible for paying the water/sewer and lawn maintenance?  In other words, have the tenant pay all utilities?
