What are you seeing for cap rates on SF/ Townhome rentals in your area??  I haven't been seeing many deals that have been exciting me lately and I have one on the table at ~ 7.5%.  Very safe B neighborhood without much work needed, easy deal but not super exciting for me.  Prob 10-15k extra in equity after rent prep.  Any thoughts??

not to be picky but you don't use cap rate for SFR type properties.
