Buy and Hold Property need advice

I've always chased properties that required rehab. I came across a SFH, recently updated, doesn't require any real rehab. Some minor landscaping and repair the fence in the back yard. Purchase Price 440k ARV 467k Rent for 2500-2700 Cash flow is estimated at around $350 after everything. Any thoughts would be appreciated
