Hey Ty- I've been investing for 15 years and just finished the licensing class. I learned a ton- lots of legal stuff and details regarding the broker's responsibilities, an agent's responsibilities both to the client and the broker, it was really interesting. If you are going to invest, you'll get back more than your financial investment on your first transaction and you'll learn a great deal. Plus access to MLS, walk through properties any time you want, networking with other agents and people working in other aspects of the industry will be much simpler. I can't think of a reason not to- wish I would have done it sooner.

@Ty Joseph I think getting a license comes with a lot more details than you realize, just like the other members have said here.

You get a realtor license but you can not perform real estate activities.  You need local, state and national paid registration. Insurance, finger print, some times criminal background check and a sponsor whom you wish to pay him under his brokerage.

You have major advantages when you have your license, especially if you live in a very hot market with a lot of competition! You just have to make sure that you follow the rules/regulations and disclose everything that is necessary.

There is a cost of entry to obtain your license.....school, exam, licensing, hanging with a broker, MLS fees, lockbox key fees, Realtor association fees, etc.

However, the benefits are vast for investors as you get real time access to mls, and access to properties at your convenience with your lockbox key.

Plus the added bonus of a commission, or a reduction in purchase price.
