My first deal Analysis

I'm new to the world of real estate. I'm looking for my first deal. I basically want to house hack and I found this side by side duplex that has the potential for a basement apartment. I was just wondering if you guys had any opinions on this and maybe I did something wrong. Does this look normal or alright?
