[Calc Review] Help me analyze this deal

Still chasing my first deal, doing at LEAST one calculation per day.  Hey guys, I think there may be something wrong with biggerpockets' links because when you click view the report it goes to a gray screen, and not the actual calculation, unless I'm doing something wrong.  Either way, if you are able to see it, and maybe it's just me who can't, when it comes to repair costs, who knows if 30k or 20k or 40k is needed to repair this home?   I think the profit margin for a buyer is really good, but I just want to make sure I'm estimating the repairs as accurately as I can. I went by earlier today, and took pictures.  I just eyeballed it, and guessed. Plus, I like to potentially overestimate repair costs rather than underestimate them.  Is there a better way?  Thanks for your input!
