[Calc Review] Help me analyze this deal

@Ryan Strickland I would strongly suggest you use at least 5% for your capex, maint, and vacancy number. I think using 3% you are a little too optimistic. If it is a new build the 3% capex might make sense but the maintenance would still be too low. Just helpful criticism.

The deal is a little light on the cash return at 8% but not bad. I think if you adjust your numbers and if rent could be around $950 you might even need $1,000 to make it look like a pretty good deal. Not far off though. Really good find for a practice. run.
