Investment Info:

Single-family residence buy & hold investment in Tomball.

Purchase price: $155,000
Cash invested: $8,000

This is a 1680 sqft 3 bed, 2 bath, 2 car garage that was built in 2013.

What made you interested in investing in this type of deal?

This was my personal residence for 5 years and have recently turned it into a rental to begin my portfolio

How did you find this deal and how did you negotiate it?

I bought it has a primary residence as my first house.

How did you finance this deal?

Conventional financing

How did you add value to the deal?

I have added laminate wood floors in the living room and hallways, upgraded secondary bath, concrete patio in back, epoxy garage floor, and several other small improvements.

What was the outcome?

The value has gone up to 190,000 which gives me more equity along with the cash flow and debt pay down every month.
