[Calc Review] Help me analyze this deal

My biggest concern is there is not much off street parking and is only accessible from a narrow street behind the property. So I am curious on how long it could sit before selling, being I have to use a hard money lender to complete...The rehab cost was given from a contractor I had walk the property along with me. Thoughts, insight, any input is appreciated.
