Hi all,

This is the second deal I have analyzed. How did I do?

I am looking for input on my analysis, critique of my numbers, and tips on how I might better analyze in the future.

I used Rentometer to find similar rents in the area, Realtor.com to find the property, and the city website to find garbage disposal costs. I couldn't quite figure out whether or not utilities like electricity and water/sewage should be paid by Landlord or tenant, so I assumed the tenant would pay and moved on.

@AJ Smith, for ARV you need to understand the comps in the area. What have other, similar properties sold for recently (not what are they listed for). The best way to get this is through a good RE agent. You can (sometimes) do the leg work yourself, but an agent will really come in handy here.

You have to know what your max price is going in after crunching all the numbers. In order to pull all of your money out during refi, you can't spend more than 75% of ARV: purchase, reno, holding costs, etc.
