Investment Info:

Single-family residence fix & flip investment in Trabuco Canyon.

Purchase price: $570,000
Cash invested: $77,000
Sale price: $786,000

The home is a 2 story, 3 bedroom 2.5 bath 1400 sq ft home. The property was is a great location with an amazing view! The previous owner was older and passed away and did not upkeep the house. The property just needed to be opened up for a more open concept downstairs and needed to be completely updated! New windows, kitchen, bathrooms, and flooring. The yard was in bad shape and needed top be redone.

What made you interested in investing in this type of deal?

the property needed a lot of TLC. It was right up our alley!

How did you find this deal and how did you negotiate it?

Found the deal off market through a realtor.

How did you finance this deal?

We Financed the deal with hard money.

How did you add value to the deal?

We knocked out a main load bearing wall that separated the kitchen from the rest of the living space on the main level of the home. We replaced all the windows. We gutted and remodeled all the bathrooms and kitchen and replaced all the flooring in the house with engineered hardwood.

What was the outcome?

We had multiple offers and set a record for price per sq ft in that neighborhood.
