Kansas City duplex deal

I'd appreciate any feedback on my deal calculations, it seems pretty good to me:

$219,000, Financing 30% 7 @ 5.14

6 beds 4 baths 2,560 sqft

2 Units

Crime is low, schools are not great (2,3,2)

1st Year:

Gross Income: $1095 * 2 = $26280

Vacancy(7%):  -$1840

Tax: -$13795

Insurance(.7%): -$1533

Repairs(1%): -$2190

PM(8%): -$1955

CapEx(1%): -$2190

NOI: $12777

Mortgage: -$10033

Total Cash: $2744 ($229 / month)

Cash/Cash Return: %3.88

@Chris Green I wouldn't worry about the schools. Most of the Kansas City area does not have great schools and everyone needs a place to live. I'm not understanding where you're getting your repairs and CAP Ex numbers. 1% would be extremely low but the number you're showing is more like 8%. What am I missing?
