A deal I did and what ideas

I have went forward with this deal. This is my first duplex and I would like to get opinions. I think it's a solid deal but like I said I'm still learning. The duplex has been totally redone so nothing to do to it. The expense will be cutting down trees and leveling the ground. I will also tear up a deck that was built on the ground and lay a concrete slab. Should be under 5000.
