@Joseph Sanchez:

  • Expect at least 6 months to refi based on an new appraisal.
  • CapEx and Repairs are low. I like 15% combined. May even be higher, since this is such an inexpensive property.
  • Water/sewer looks high for a SFR. Call the town and see what the last year's bills were. If they were $100/month, you may have a serious leak.
  • Insurance looks quite high. Call a local insurance agent.
  • Why a 15-yr loan? Consider a 30-year, paid off as a 15. This gives you a lot of flexibility.
