@Rob McAllister Are you owner occupying as you are only have 10% down. There should be PMI. Low on the capex. Example floors 3 levels and 1000 sf per level. $6 sf = $18000/ 8 year life span / 12 months in a year = $188 per month in floor capex. You have $210 in your capex and repair budget. $ 22 per month to cover roof, appliances, hot water heater, hvac,painting,etc. I use 23% for vacancy,repairs, and capex. I do not see any lawn care in your expenses.
