Need advice on a buy

Hello all new here and need some advice. Currently I ran across an apartment complex, consists of 12 one bed one bath apartments, 8 rent for 640$, 4 rent for 450$. Small office and a Couple coin op washer/driers.  Currently all 12 are rented, asking price is 450k. I just don’t see why this would still be available has been on the market for 10 days, located in a smaller town in Nebraska what’s yours guys thoughts thanks
