Looking at an over/under duplex (2 4/1 units at 1100 sqft each) that has been listed for over a year on the MLS in the Hampton Roads area and wanting some feedback on my rehab estimates. Prices pulled from the BP book on estimating rehab costs, google searches, and lowes for basic level finishes all done by a GC. Both units vacant with floors removed (subfloor still installed). Walls are in good shape (expecting minimal drywall repairs), some appliances still in the units (at least one range/over and fridge). Need full kitcken and bathroom rehabs. Baseboard heat, no window ACs. Intent is to go either split mini ductless or install ducts in the attic and crawl space. Metal roof needs sanding and repainting. All siding needs to be replaced. All windows need replacing. Intend to replace all outlets/switches and fixtures, but not gut the plumbing/electric. Thank you in advance for your time and feedback.
