Fix and Flip deal in Colorado Springs 2013-2014

Investment Info:

Single-family residence fix & flip investment in Colorado Springs.

Purchase price: $143,321
Cash invested: $8,000
Sale price: $195,900

This was our first fix and flip as a company.

What made you interested in investing in this type of deal?

The opportunity to make money and improve the neighborhood.

How did you find this deal and how did you negotiate it?

We found this deal from a bandit sign. We negotiated a "subject to" purchase of this property.

How did you finance this deal?

We didn't have to finance the deal because we purchased it "subject to the existing financing". We paid the about $8000 at closing and used Home Depot credit to do all of the upgrades.
