Subject To deal - need advice
Hi! Back again trying another go at it. Hope to get feedback on the following subject to deal:
outstanding principal: $242k (4 years into a 30-year fixed mortgage @ 4.5%)
PITI: $1720/month
Rehab estimate: ~$50k
The owner wants $30k in cash
assessment: $382k
ARV: $375-400k (depending on timing of sale)
I would turn into an Airbnb generating on average $3500/month. If rules changed, would sell or convert to long-term rental that could generate around $1900/month.
