@Jennifer Huba. I'd be real nervous about having tenants responsible for snow removal in anything but a SFR. You're exposing yourself to a lot of potential liability.
What about a triplex or quad? Duplexes rarely pencil out, I've found. I know NOTHING about your market, but this is interesting.
