[Calc Review] Help me analyze this deal

This house has been on the market 2 other times and it was never sold. It's a short sale, 2300 square foot home, in a really good neighborhood. I'm surprised a flipper hasn't picked it up yet. It was built in the 60s and sits on a 1/4 acre lot. Any advice or feedback would be much appreciated. My wife and I are looking to do our first flip. Thanks in advance!
