3/1 townhouse in Richmond, VA. Needs 0 work. No HOA, Rental comps $700/mo. asking price $29k. I live out of state so would need to factor in management company expense. What do you guys think? Thanks in advance for your thoughts.

Dan, from the information provided it looks like a good deal. However I am not a big fan of out of state investing. At least it is within driving distance but I am sure there would be as good or better deals closer to you.
