@Paul Bloomfield - i'm not sure I love this deal. On the surface it looks good that you're getting $234/mo cashflow, however it appears you may have squeezed numbers to get there. Eg,

1. The place is updated and shouldn't need much work for a while, but to have 5% for Repairs and not anything for CapEx seems too low. Yes, it's a condo (which will lower CapEx), but it might be wise to have 5% and 2% minimum. Though 6%/3% might be better.

2. $76.50/mo taxes on a $200k home seems really low. Is that number accurate?

Given that you're in the ATL, there are deals out there which will give you good cashflow with a lower entry. Is this the best you can find?
