@Bryan Morton So how did you arrive at a 2% capex budget. Let's look at your new floors. Assume 1000 sf per unit. Cost me $6 sf to replace floors. 10 year life span. 18000*$6 sf=$108000/10 year life span/12 months in a year=$900 per month for floors. I would assume you would budget for roof 25 year life, appliances and hot water heaters 12 year life span, hvac 20 year life span, kitchen and bath remodel 15 year life span, etc. Interest rate will most likely be higher and amortization shorter. Is the insurance a quote. What does the misc cover?
