My First Deal - 212 Daley Dr

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $59,000
Cash invested: $8,000

2 bed 2 bath Buy and Hold Foreclosure deal. Very cosmetic rehab ie paint, fixtures, flooring. All in for roughly 70k with a new valuation of 95K. Rents for $1000/mth with 25k in created equity.

What made you interested in investing in this type of deal?

It was my first deal and was a foreclosure that was in surprisingly good shape. I thought it would be a good starting point being a smaller property with a fairly simple/cosmetic rehab.

How did you find this deal and how did you negotiate it?

I used a GREAT agent based out of Torrington CT named Mike Gregor.
