My first investment property

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $125,000
Cash invested: $1

I wanted an easy to care/lease townhome in Tucson, and I got it!

What made you interested in investing in this type of deal?

I was stationed at the base nearby, wanted to use my VA benefit.

How did you find this deal and how did you negotiate it?

USAA realtor pairing system, they gave me $500 cash back for using their broker.

How did you finance this deal?

VA, Wells Fargo.

How did you add value to the deal?

VA home loan, nothing down.

What was the outcome?

Got it for 125k, when Tucson's markets were at their lowest in 2012.

Lessons learned? Challenges?

Save up more liquid for purchasing power in the next slump.
