[Calc Review] Help me analyze this deal

Note: I used very vague calculations for this Duplex in Jacksonville, FL. I will definitely look into this deal more in depth as it passes the 1% rule (1.46%) and also the 50% rule (Positive $162) with a COC return of about 12%. Just curious to see everyone's input

You may already have done your homework but I will just say this since you appear to be from out of town.  There is a reason this has been on the market for 100 days.  It’s sitting in the deadliest zip code in Jacksonville 32209 (Jax has 30+ zip codes).

You may or may not be able to find someone to property manage this for you.  Just my $0.02 but I personally wouldn’t bother but everyone has their own strategy and risk tolerance etc.  Some folks like these properties in these areas cause many steer clear of them for the risk of high turnover, low low appreciation (if any), safety, and lack of property management options.
