Single-family residence hard money loan investment.

Purchase price: $98,000
Cash invested: $8,000
Sale price: $142,000

My first investment property. I learned so much and taught myself everything hands on with no previous experience but I would do it all over again. I really enjoyed it.

What made you interested in investing in this type of deal?

I would watch the show flip or flop and I decided I wanted to try it.

How did you find this deal and how did you negotiate it?

It was a foreclosure

Hard Money loan

How did you add value to the deal?

I brainstormed the whole project and it was just me and my handyman that completed it.

What was the outcome?

It was great. Made a profit and learned so much

I learned how to choose paint, flooring, fixtures and transform a pool from completely black to sparkling blue.
