Help! Is this a good deal?

Hi,

I am just starting out and learning to use the calculator. This deal was emailed to me. I need help and an understanding if this is a good deal. I put it through the calculator and appears that it is not, however, I am not sure I have answered all the questions from the tool correctly. So I am doubtful of my calculations.   I would like some assistance in analyzing this deal. Any information, help, suggestions are greatly appreciated. Thanks in advance!!!

    @Marjorie Josaphat at 6.6 mil for 22 units puts it at 300k a unit. Idk about your market, but for me they would have to rent at close to %1 to be interested, so they would be 3k/month per unit. That may not be the case for more experienced investors who deal with higher price points though. Someone please correct me if im wrong
