Hey everyone, I've been looking for my first deal in the real estate investing world in the past month and came across this duplex in my area. I would appreciate any thoughts or advice with this one. I speak to banks tomorrow to see what options I have to finance. I entered this loan as 20% dp, 30-year, but hoping to find something with as little as 5% down. I accounted for 9% management in here and 10% vacancy, but I do plan on managing the property myself too at least to start. Let me know what you all think, thank you!

@Ryan Alexander Yes the capex budget will have to be greater since the roof is not brand new. Roof has a 25 year life span. Assume $7500 to replace. $7500/25 year life span/12 months in a year=$25 per month for the roof if new. You only have 20 years to recover the cost. $7500/20/12=$31.25 per month in your budget.
