@Edson Cruz interesting reading. vacancy of 3% is 1 month vacant out of 33 months. I use 8% or 1 month out of 12. Repairs of $25 per month per unit is 1 service call per unit per year. I use 5%. Where is the capex. Are you buying the only duplex that doesn't have any capex. My capex budget includes but not limited to: roof 25 year life span, floors 10 year life span, appliances and hot water heater 12 year life span, hvac 20 year life span, kitchen and bath remodel 20 year life spa, etc. Assume 800 sf of flooring per unit, so 1600 sf of flooring. In my area it is $6 sf to replace. 1600 sf*$6=$9600/10 year life span/12 months in a year=$80 per month for 1 item. i use a minimum of 10% for capex. Management for 7% is unrealistic, more likely 10-12%.Unlikely you can get a non owner occupied loan at that rate. This looks like the true cost of >$200 out of pocket per month.
