Lease Option Amid COVID

Picked up a lease option deal amid COVID. Our rent is $1450 with 5k down on a 3 year term with the option to buy at $215k. Anticipated rent is $1800 with an anticipated cash on cash return of 28%. Will update during leasing. Looking to fill the unit as quick as possible, then on the turn looking to do a sandwich lease option
