[Calc Review] Help me analyze this deal
Interested to get everyone's thoughts on this property. Just recently came back on the market, listed for 85K, was going to offer 70k. It still cash flows $400+ even at the listing price. Taxes are low and tenants pay ALL utilities including landscaping (at least that's what the listing says, we'll do my due diligence to find out). There's also 8 garage units behind it that need some work to them, but possible add'l income opportunity there.
