New investor in New Jersey. I was wondering what you all think about Garfield

@Blerim Capric Garfield is very diverse and it also has a strong Polish community. It is mostly a class B neighborhood with strong rentals and always attracts great tenants. It has 2 train stations and close to Rt 21, 46 and Rt 3 is not far. I would recommend it

What makes it such a great deal is the commuting to NYC and the American Dream mall is nearby but like how Mark said before the schools could use some work.

I invest I'm Garfield. Pre-covid it's a nice solid B neighborhood. HS has terrible ratings but elementary school is good. Two train stops, solid rental market here. Had multiple qualifying tenants apply for my rental. Its clean and safe, plus a lot of homeowners around here take good care of their properties as they are prideful. Would recommend.

My 5 minute search makes it look like a lousy rental market.

Might be good for flips as most places seem to be 300k+
