Investment Info:

Single-family residence fix & flip investment.

Purchase price: $133,000
Cash invested: $46,000
Sale price: $197,500

Property was purchased from a wholesaler, the exterior of the home was in good shape, the interior needed major updating. We out all new laminate floors, trim and door package. This was the first time I stained a bathroom from tan to white, the process was quick and the price was not bad.

Lessons learned? Challenges?

I definitely made some mistakes on this property, I should of had the house treated better to remove the smoke smell, after the reno was complete you can still smell a hint of that smell. The house did not have central air, I wish I put in a new HVAC unit to bring AC into the house as I believe the sales price would of been higher.
