Investment Info:

Single-family residence other investment.

Purchase price: $365,000
Cash invested: $40,000
Sale price: $500,000

Designed and built this house. The purchase cost included cost to build originally. Cash invested is the amount to finish the basement myself after the build was complete and then sell.

What made you interested in investing in this type of deal?

I'm a second generation home builder. Construction, Design, and real estate is in my blood.

How did you find this deal and how did you negotiate it?

Original developer went under in the neighborhood. Opportunity to pick up lot at a great price.

How did you finance this deal?

Conventional Bank.

How did you add value to the deal?

Builder, Realtor.

What was the outcome?

Successful Sale

Established some great relationships with sub contractors I continue to use to this day.
