Wallingford Wholesale Deal

Investment Info:

Single-family residence wholesale investment in Wallingford.

Purchase price: $144,500
Cash invested: $100
Sale price: $149,000

We helped purchase the property from the owner who lived out of state and inherited it from a relative years ago.

How did you find this deal and how did you negotiate it?

Direct mail marketing with postcards.

Lessons learned? Challenges?

We originally had an agreement and a buyer to purchase the agreement back in March right before the Coronavirus shut down took place. The buyer had to back out and we weren't able to move forward at the time. I followed up with the seller in June and caught her right before she was going to list it on the market. I knew a different buyer that would be interested in the deal and we were able to move quickly and help her sell the property and begin the process of closing the estate.
