First house hack / RE investment

Investment Info:

Small multi-family (2-4 units) buy & hold investment in Tacoma.

Purchase price: $325,000

My first buy and hold rental / house hack. My wife and I bought this duplex with plans to move in to one unit while renting out the other. We'll be doing some repairs and adding value while living there, then we'll move out and turn it into a cash flowing rental after a year or two.

I bought it with a VA loan and $0.00 out of pocket. The rent currently covers 71% of my mortgage. Not living for free, but it's damn close and we're learning and building equity along the way!

There are lots of strategies that work in the Seattle area, but in our opinion house hacking a single family w/ ADU and utilizing a low down payment loan is the most powerful. I think you're on the right track @Blair Nye!
