Does Turnkey Make Sense For Us?

Hello BP Forum, 

My business partner and I have about 80k to invest by year's end. Our primary business eats up most of our time (so VERY little is left over to source our own deals). We've done 2 deals this year so far, one with a turnkey company, another through a family member selling a rental property. The turnkey deal went pretty smoothly, and we are looking to invest more with them, however, the quality of the deal has seemed to decrease over time. I've posted two analysis sheets below to help give an idea of what the numbers look like. For those of you with more experience than us, can you provide some insight as to WHY you would or wouldn't invest in these deals? Keep in mind, we understand that the returns are slightly lower in exchange for the very low amount of time and effort we have to put into the process (we're trading money for time savings essentially). Our time is better spent focusing on our primary business & cash engine, so with the little time we have left to focus on real estate, we want to ensure we're spending that time focusing on the proper avenues. Any advice/thoughts would be greatly appreciated.
