Purchase price: $45,000
Sale price: $140,000

- 2 Beds 1 Bath
- No basement

After
- 2 Beds 2 Bath
- Full basement

What made you interested in investing in this type of deal?

I decided to take action. After 6 months of following a real estate mentor, I became more fond of the real estate lingo and mistakes. I knew that my first project will be full of mistakes but a learning experience. Therefore, I analyzed the deal and expand the network of my current situation. They were able to help and I was able to get the ball moving.

How did you find this deal and how did you negotiate it?

MLS. I did not negotiate the deal.

How did you finance this deal?

Private Lender

How did you add value to the deal?

Added full basement and full bathroom. New windows throughout, new facade, new kitchen.

What was the outcome?

Sold within 24 hours.
