Investment Info:

Townhouse buy & hold investment.

Purchase price: $409,900
Cash invested: $102,475

Farmington, Utah. This is my first investment property. It is a new build and will be completed in spring 2021.

What made you interested in investing in this type of deal?

Diversify my retirement portfolio. Appreciation value. Cash flow.

How did you find this deal and how did you negotiate it?

I work in the construction industry. I purchased from Visionary Homes who is one of my customers. When I saw they were building townhomes near my town I became interested.

How did you finance this deal?

Conventional loan. 25% down.

How did you add value to the deal?

Banking on appreciation.

What was the outcome?

Made the leap and have my first property.

Lessons learned? Challenges?

A story I will be able to share later. So far, I'm thrilled.
