Just because it's off market doesn't make it a good deal

Hello BP Community!

Just a friendly note here. I've been real estate investing for a few months now (just a single 8-plex currently) and I thought I'd share an experience I've had. I've been networking in my market and making a ton of great connections (thanks BP forums). That being said, I had assumed once I found some "good" agents that they would start bringing me "great off market deals". And while they have been sending me deals that are off market, they are mostly worse than the deals I'm seeing on the MLS.

I guess I'm just sharing that I had a pretty poor assumption that off market would be some secret treasure trove of great deals. The simple truth seems to be, it's just another channel in your funnel. Just gotta keep grinding and I'm sure I'll find a deal that makes sense ;)

Sometimes, it's "off" market because they can't sell it "on" market.
